Soy I’m Hugo Calvillo. I was born in California and raised by Latino parents., nacido en California e hijo de padres latinos.

Durante I served in the U.S. Border Patrol for 20 yearsa career that shaped the way I lead, assess risk, take responsibility, and make decisions under pressure.

I later brought that same discipline into business and real estate. My journey as an investor began with hands-on experience: buying, renovating, negotiating, and selling properties, including my time as a HomeVestors franchisee.

Over time, I expanded my experience into real estate brokerage, mortgage financing, and real estate education. Today, I’m a Mortgage Loan Originator, Real Estate Broker, investor, instructor, and CEO of SB Group USA.

I’ve been involved in more than $15 million in real estate transactions, and I’ve spent over a decade educating and mentoring real estate agents and investors.

Two worlds have shaped my story: the American system I’ve experienced firsthand and the Latino community with whom I share a language, culture, and vision for growth.

Frequently asked questions about mortgages in florida

What do I need to apply for a mortgage in Florida?

Requirements vary depending on the loan program.
For a traditional mortgage, lenders may review income, employment, credit, assets, debt, down payment, and property details.
Other programs, including certain DSCR, Bank Statement, Asset Qualifier, and Foreign National loans, use different qualification criteria.
The first step is identifying which programs may fit your situation.

How much down payment do I need to buy a home?

It depends on the loan program and your eligibility.
Different mortgage programs have different down payment requirements, including certain Conventional, FHA, VA, and USDA loans.
The lowest available down payment isn’t necessarily the best financing structure for every buyer.

Do I need a 20% down payment?

Not necessarily.
While a 20% down payment is common in some financing scenarios, certain mortgage programs allow lower or different down payment amounts depending on the property type, occupancy, borrower qualifications, and loan program.

What credit score do I need to buy a home?

No single credit score requirement applies to every mortgage program.
Los requisitos de crédito dependen del tipo de préstamo, lender y otros elementos del perfil financiero.
Lenders may also consider payment history, existing debts, and other financial information.

What is a mortgage pre-approval?

A mortgage pre-approval is a lender's preliminary evaluation of your financial information.
It can help you understand your potential purchasing power before making an offer on a property.
A pre-approval does not guarantee final loan approval.

Can I get a mortgage if I’m self-employed?

Yes, mortgage options may be available.
Depending on your financial profile, you may qualify using traditional income documentation or explore alternative programs such as Bank Statement loans and other Non-QM financing solutions.

What is a Bank Statement Loan?

A Bank Statement Loan is a mortgage program that, in certain qualifying situations, lets lenders evaluate income from deposits shown on bank statements over a specified period rather than relying solely on traditional income documentation such as W-2 forms.

What is a DSCR Loan?

DSCR stands for Debt Service Coverage Ratio.
These programs are designed for certain real estate investors and focus primarily on the relationship between a property’s rental income and its debt obligations.
Eligibility and documentation requirements vary by lender and program.

Can I finance a rental property without using traditional personal income documentation?

Certain DSCR loan programs may evaluate the property’s financial performance rather than relying exclusively on traditional personal income documentation.
Qualification remains subject to the lender’s specific program requirements.

Can I buy property in Florida if I live outside the United States?

Yes. Financing options may be available for eligible foreign national borrowers.
Documentation, down payment, reserve, credit, and property requirements may differ from those applicable to buyers residing in the United States.

What is a Cash-Out Refinance?

A Cash-Out Refinance replaces an existing mortgage with a new loan and, when sufficient equity is available and qualification requirements are met, may allow the homeowner to receive a portion of that equity in cash.

What is a HELOC?

HELOC stands for Home Equity Line of Credit.
It is a revolving line of credit secured by the available equity in a property, subject to applicable lender and program requirements.

Is a lower mortgage interest rate always better?

A lower interest rate can help, but you should evaluate it alongside other loan features.
Discount points, lender fees, closing costs, loan terms, cash needed to close, and other financing conditions can affect the true cost of a mortgage.

Can I speak with Hugo before finding a property?

Absolutely.
For many buyers, reviewing financing options before starting a property search can clarify their potential purchasing power and available loan programs.

How long does the mortgage process take?

The timeline depends on the loan program, documentation, underwriting requirements, property details, and the overall complexity of the transaction.
Not every mortgage follows the same timeline.

Fast Financing. Easy Application.

We’ll help you understand which financing options may be worth exploring and what steps to take next.
